What Sort Of People Succeed In Real Estate?
Background and academic qualifications are only minor advantages when surveying the successful Real Estate Salesperson.

Those who are: a) ambitious, b) self starters, c) motivated and d) disciplined, tend to be the most successful. Those who concentrate on the delivery of outstanding service create customer loyalty which returns to them in the way of constant referral of friends and clients. This guarantees continuous business in the good and bad times and ensures their success.

What Do I Have To Do To Become A Real Estate Representative?
The necessary qualifications is a "Certificate of Registration" as a Real Estate Salesperson. The requirement is to attend either a REIWA (Real Estate Industry of W.A) accredited course or a TAFE course. This course is of four weeks duration and costs approx $850.00. Thereafter a Police Clearance Certificate must be gained and the Registration Certificate is granted.

What Am I Expected To Do When I Start?
Unlike many industries (when you have stock to sell), you must firstly get a property to sell, (a listing), before you can sell it. Hence in the early months,you will spend your time mainly canvassing potential vendors. This will be done using telephone canvassing, personalised canvas letters, "target" approaches to clients and dealing with your own client and friend base.

In addition to this you will be "showing" buyers current listings (properties for sale). All this time you will be understanding pricing in the area, concepts such as zonings, property types and appraisal methods.

What Do I Have To Provide?
You need to provide basically two things.
(i) A comfortable and presentable 4 door car
(ii) A mobile phone

Someone once said "This is the only profession in the world where with a second hand car and a phone you can make $100,000 p.a."

What Training Do I Get?
Alan Bourke, the Principal, has been in the industry for 27years and is well regarded as a good trainer. He has qualified as a "Train-The-Trainer" educator and conducts weekly training exercises for all staff. In addition to this there are scheduled 1:1 training/feedback sessions weekly with each representative. In the early stages in real estate you are chaperoned to all appointments to assist in your training and presentation.

How Am I Paid?
You are paid on a commission only basis. The more you sell the greater commission you are paid. Commissions will start at 45% gross and go to 55%. You are paid immediately the transaction settles.

Do I Earn Income Immediately?
No - you will have to budget for receiving little, or no income, for 8-12 weeks, as most transactions take 4-6 weeks to settle. Assuming you only sell 1 or 2 houses in the first 4-6 weeks then you must be able to provide for yourself for up to 3 months without drawing a wage.

What Expectation of Income Should I Have?
We expect our sales people to make minimum of $50,000 in the first year. Many of our sales people make $50,000+ in the first year and improve steadily from there. We set standards of performance that say if you don't achieve these figures, then the profession is not for you. It costs our Company approx $75,000 per annum, just to provide the desk for the sales person.  Many performers in our Company earn $100,000+ per annum.

Should I Want To Promote Myself, Is That Allowable?
Most definitely YES. We recommend salespeople have their photos on business cards, stationery and flyers. Sales people may wish to advertise themselves and this is supported by the company.
